BIMstream delivered comprehensive reality capture, geolocated survey coordination, and Revit digital twin production for The Pfizer Building in partnership with Gensler and owner MetroLoft, supporting a large-scale commercial-to-residential conversion across two interconnected structures totaling over 800,000 sq. ft. and planned for 1,600 residential units. The engagement included full-building terrestrial LiDAR scanning, LOD 200 Revit model production with MEP systems, and coordination with an ALTA survey to deliver a fully geolocated digital dataset aligned for redevelopment and permitting workflows.
A defining challenge was the building's complex tiered "wedding-cake" massing, featuring multiple exterior elevation transitions. BIMstream deployed high-density terrestrial LiDAR at the top and bottom of each tier to efficiently document elevation changes without scanning every floor plate, producing a precise and constructible point cloud. The full scope from scan to model delivery was completed within a six-week production window.
